You can't justify buying a Ferrari

Hi EveryONE,

I once worked with a buyer who had become a successful, well-paid attorney. His wife also had an excellent career at Facebook. On paper, they were more than capable of purchasing a beautiful home.

But after putting approximately $150,000 down, their monthly payment would still be close to $5,000. No matter how successful you are, that is a lot of money—and he struggled to justify it.

His hesitation made sense. He grew up with very little in Rahway. His family lived in basement and studio apartments and didn't have much. Despite those beginnings, he became a successful attorney, and both of his brothers became doctors.

That upbringing helped create his success, but it also made spending that kind of money emotionally difficult.

That's when I shared what I call the"Ferrari story."

You can almost never logically justify buying a Ferrari as transportation to get you to and from work.

You don't buy one because it is the most practical way to get from one place to another. You buy it because you worked hard, you want it, and you've decided that the experience is worth it to you.

A home is obviously much more meaningful and practical, but part of that decision is still emotional. A home represents security, comfort, lifestyle, community, and the environment you want to create for your family. Sometimes buyers can afford the home, but they still need help giving themselves permission to want it.

Our job is never to convince someone to purchase something they cannot afford. Our job is to understand what is truly holding them back, help them evaluate the numbers responsibly, and reconnect them with why they wanted to move in the first place.

That is what it means to lead a buyer or a Seller.

Leading isn't just opening doors or sending listings. It's asking better questions:

  • What would this home change for your family?

  • What are you most concerned about?

  • Is the concern financial, or does spending this much simply feel uncomfortable?

  • What will staying where you are cost you?

  • What would need to be true for you to feel confident moving forward?

The same principle applies to sellers. They may want more space, need to downsize, or be considering relocating—but uncertainty keeps them from acting. We have to help them work through both the practical and emotional sides of the decision.

This is why I encourage everyone to join ourweekly training sessions.These trainings aren't just about contracts, technology, or market information. They are designed to improve the communication skills that help you uncover what people really need and confidently lead them toward the right decision.

The best agents are savvy communicators, and they didn't become that way by accident. They continue practicing, learning, and refining their skills. If you are not constantly improving, your business is dying.

This week's challenge: Have five meaningful conversations with buyers or sellers who have been hesitating. Don't ask, "Are you ready yet?" Ask what is truly holding them back. Listen carefully, ask better follow-up questions, and help them identify their next step.

People don't always need more information. Sometimes they need a trusted professional who understands their story and is willing to lead the conversation.
